Leak Repair in Barrie

Water follows the path of least resistance, so the wet spot is seldom where the leak is. We trace it to the source first.

Inside a kitchen sink cabinet, copper and white supply pipes, a grey drain trap and a small dish under a damp joint

Leaks fall into two groups: those you can see, such as a dripping trap or a weeping valve, and those inside walls, floors or under a slab. Both start with a failing part, whether a worn washer, a corroded joint or a cracked fitting. The repair is simple once the part is identified, and finding it is the actual work.

Hidden leaks and a rising water bill

A bill that climbs with no change in habits suggests water is escaping somewhere. A running toilet flapper is the most common culprit, followed by a leaking supply line or a pinhole in a concealed pipe.

A simple check helps. With every tap and appliance off, watch the water meter. If the dial still moves, water is leaving the system, and the leak is between the meter and your fixtures.

  • Damp, stained or bubbling drywall or ceiling paint
  • Musty smell in a closet, cabinet or basement corner
  • Warm or soft patch on a floor
  • The sound of running water when nothing is on

How we locate the leak

We start with the visible signs, then isolate sections of the supply system with shut-off valves to see which branch loses pressure. Drain leaks are different, because they only show when water is running through the pipe, so we test them under flow.

Where a wall or floor must be opened, we tell you how much and why before cutting.

Pipes, joints and valves

Common failure points are compression fittings, soldered joints that have fatigued, corroded supply connectors, and shut-off valve stems. Repair may mean replacing a washer or cartridge, re-making a joint, or swapping a short length of pipe.

If a pipe has failed from age along most of its length, a patch buys little time, and we explain whether replacing a section is the sounder choice.

Toilets, faucets, showers and tubs

Fixture leaks are part of this service. A toilet that rocks or weeps at the base needs a new wax ring or closet bolts. A dripping faucet usually needs a cartridge, seat or O-ring. A shower valve or tub spout that leaks behind the wall needs its seals or the valve body replaced.

We repair these where the parts are sound and replace the fixture where repair is not worthwhile. You hear both options, with the price, before we begin.

Cottages and seasonal homes

A cottage that sits empty can leak for weeks unnoticed. Check supply lines, the pump and the water heater connections when you open for the season, and ask us to look at anything damp.

Questions we get asked

How do I check for a hidden leak using my water meter?

Turn off every tap, appliance and the ice maker, then read the meter and wait twenty minutes without using water. If the reading changed or the small dial turns, water is escaping somewhere. Closing the main shut-off and checking again tells you whether the leak is inside or outside the house.

My water bill went up but I see no wet spots. What next?

Start with the toilets, since a worn flapper can leak into the bowl silently. Add a few drops of food colouring to the tank and wait; colour in the bowl confirms it. If toilets are fine, a concealed supply or irrigation line is next on the list.

Why is the stain on my ceiling not under the leak?

Water runs along joists and pipes before it drips, so the visible stain can sit several feet from the source. Tracing the path back usually leads to a bathroom above, a supply line in the floor system or a drain joint beneath a tub or shower.

Does a leaking toilet need replacing or just repairing?

Rocking or weeping at the base usually needs a new wax ring and tightened bolts. A cracked bowl or tank cannot be repaired and needs replacing. Running-water problems often come from the fill valve or flapper, which are inexpensive parts. We tell you which applies before you decide.

Will you have to cut into my wall?

Sometimes, if the leak is behind a finished surface and cannot be reached from an access panel or the floor below. We narrow the location first so the opening is as small as possible, and we explain what is needed and why before any cutting begins.

What affects the price of a leak repair?

Access is the main variable, along with the pipe material, the number of failed joints and whether a fixture or a section of pipe must be replaced. Because each leak differs, we quote after diagnosis and give the price upfront, before the work starts.

Is a dripping faucet worth fixing or replacing?

If the body is sound, a new cartridge or seat usually stops the drip at modest cost. If the finish is worn, the body is corroded or parts are no longer available, replacement makes more sense. We lay out both so the choice is yours.

What should I check at a cottage when I open it for the season?

Open the main slowly and look at each visible joint, the water heater connections, the pressure tank or pump and under sinks. Listen for hissing. Winter freezing can crack fittings that only leak under pressure, so a slow pressurizing makes problems easier to spot.
