A sump pump moves groundwater out of the pit before it reaches your floor. We check each part of that chain.

Weeping tile collects groundwater around the foundation and sends it to the sump pit. A float switch starts the pump when the level rises, and the pump pushes water through a discharge pipe and check valve to the outside. Failure at any link means water stays in the basement.
The parts we inspect
The pit must be clear of silt and debris, since grit jams impellers and holds floats down. The float should rise and fall freely, the motor should start without grinding, and the check valve should stop water flowing back.
The discharge line should run to a point that drains away from the foundation and is not blocked or frozen.
- Pit: size, silt and debris, sound lid
- Float switch: free movement, clean contacts
- Pump: motor, impeller, noise and cycling
- Check valve: holds water and does not chatter
- Discharge: clear, sloped away, not frozen
Signs a pump is failing
Frequent short cycling, a pump that runs continuously, loud grinding or rattling, and a pit that stays full are all warnings. A pump that has not run in a dry spell may seize, so testing it before the spring thaw is worthwhile.
Repair or replace
A stuck float or a worn switch is a repair. A seized motor, a cracked housing or a pump of the wrong capacity for the pit calls for replacement. We explain which fits your situation, and the price, before work starts.
Price depends on the pump chosen, pit condition and discharge routing.
Cottages and seasonal homes
Seasonal properties near the water often sit with the pump idle for months. A pump that has not cycled can seize, and a discharge line left with water in it can freeze. Before you close up and again when you reopen, pour water into the pit and watch a full cycle.
If the building has no one in it during the thaw, a failed pump can flood unnoticed, so we are happy to talk through what is worth checking.
Looking after the pump
Test it each spring and after long dry spells, clean the pit, and make sure the discharge outlet is clear of leaves and ice. Consider whether the household depends on a single power source during storms.

Questions we get asked
How do I test my sump pump?
Slowly pour a few buckets of water into the pit until the float rises. The pump should start, empty the pit and shut off cleanly. Watch the discharge outside to confirm water leaves. If it does not start, hums, or runs without moving water, it needs attention.
Why does my pump keep switching on and off?
Short cycling is commonly caused by a failed check valve letting water fall back into the pit, a float set too close to the pump, or a pit too small for the inflow. Each has a different fix, which is why we inspect the whole chain.
How long does a sump pump last?
It varies with how often it runs, water quality and the unit itself, so we do not give a number. A noisy motor, rust, or slow pumping suggests it is near the end. Replacing before the wet season costs less than a flooded basement.
My pump runs but the pit stays full. What is wrong?
Common causes are a blocked or frozen discharge line, a clogged impeller, a jammed check valve or a pump undersized for the inflow. We trace the discharge outside, then the check valve, then the pump to identify which.
Should a sump pump have a battery backup?
Storms often cut power at the very time the pit fills. A battery backup or water-powered unit keeps pumping when the grid is down. Whether it suits your basement depends on how fast it floods and how long outages run in your area.
Can I leave the cottage pump unattended all winter?
A pump can sit idle through dry months, but the discharge pipe should not hold standing water that freezes. Test it before you leave and when you return. If the cottage floods during a thaw while empty, nobody is there to notice.
What affects the price of sump pump work?
The pump type and capacity, whether the pit needs cleaning or replacing, and how the discharge runs. A float swap costs far less than a new pit and pump. We price each job upfront before starting, so you know the figure beforehand.
